Johor’s next wave of property growth may not come only from established city centres. It could also be shaped by large, master-planned townships capable of creating new residential, commercial and employment catchments.
One development worth monitoring is Bandar Wawari in Iskandar Puteri.
Iskandar Investment Berhad describes Wawari as a 3,000-acre low-carbon, sustainable township, planned as a self-sustaining community with commercial hubs, mixed-use spaces and holistic infrastructure.
There are already signs of implementation.
Wawari West Park Homes, one of its early residential components, comprises 250 townhouse units and is currently scheduled for completion in September 2028.
For property developers and land investors, the significance extends beyond the homes being built within the township.
A development of this scale could gradually influence:
• Surrounding population and commercial catchment
• Demand for supporting retail and services
• Road access and infrastructure improvements
• Employment and economic activity
• Potential uses for strategically located neighbouring land
However, proximity to a major township does not automatically make every parcel a strong investment.
Before acquiring land within an emerging growth corridor, investors should still assess:
- Legal and practical access
- Current zoning and permitted land use
- Infrastructure and utility availability
- Development phasing and holding period
- Whether the site suits residential, commercial, hospitality or eco-tourism demand
The better question is not simply:
“How close is the land to Bandar Wawari?”
It is:
“How could the land participate in the growth created by Bandar Wawari?”
I am currently studying selected development and eco-tourism land opportunities around Iskandar Puteri and Johor’s emerging growth corridors.
