RTS Link

A six-minute train journey could influence years of property decisions in Johor Bahru.

The Johor Bahru–Singapore RTS Link is approximately four kilometres long, connecting Bukit Chagar with Woodlands North.

MRT Corp states that the estimated journey between the two stations is six minutes. The system is designed for up to 10,000 passengers per hour in each direction, with projected ridership of about 40,000 passengers per day upon opening.

For the property market, the impact is unlikely to stop at the station entrance.

More predictable cross-border travel can influence:

• Residential demand from regular commuters
• Retail and services supported by passenger movement
• Hotel and short-stay demand near transport nodes
• Office-location decisions by cross-border businesses
• Transit-oriented redevelopment around central Johor Bahru

However, not every property marketed as “near RTS” will benefit equally.

Investors should look beyond straight-line distance and examine walkability, first-and-last-mile transport, road congestion, parking, competing supply and the actual experience of reaching the station.

Infrastructure creates opportunity, but site selection determines who captures it.

For investors assessing Johor Bahru, the more useful question is:

Which locations become genuinely more convenient after the RTS—not merely more expensive in anticipation?

I welcome connections with developers and investors studying transit-oriented, hospitality and strategic property opportunities in Johor.
